Five checks before you pay a token amount

  1. Verify the MahaRERA number of any under-construction project on the MahaRERA website.
  2. Compare on carpet area, not built-up or super built-up area.
  3. Check the paperwork chain for resale flats: previous agreements, share certificate, society NOC, tax and maintenance receipts.
  4. Visit at commute time to see how long the walk or auto ride to the station really takes.
  5. Ask about water supply, parking and maintenance charges before you agree on a price.

Common questions

How do I check if a project is MahaRERA registered?

Every under-construction project in Maharashtra must show its MahaRERA registration number in its ads. Search that number on the MahaRERA website (maharera.maharashtra.gov.in) to see the promoter, approvals and completion date. Our own agent registration number is A99000009187.

Should I compare prices on carpet area or built-up area?

Carpet area. Under RERA, new flats are sold on carpet area, which is the usable floor inside the walls. Built-up area adds wall thickness, so the per-sq-ft price looks lower than it really is.

What documents should I check before buying a resale flat?

Ask for the full chain of previous sale agreements, the society share certificate, a no-objection certificate from the society, recent property tax and maintenance receipts, and the occupancy certificate of the building. Check that the seller's name matches on all of them.

Which area between Bhayandar and Palghar is most affordable?

Prices generally fall as you go north from Bhayandar. Nalasopara and Virar have the most affordable 1 RK and 1 BHK options on the Western line within the Mumbai commuter belt, and Palghar has bungalows and plots. We share current prices on WhatsApp because they change every month.

Which areas are best for daily travel to Mumbai?

All six areas are on the Western Railway line. Bhayandar is closest to the city; Virar has the advantage that many local trains start there, so a seat is easier to find; Vasai Road also connects to Thane and Navi Mumbai through the Vasai Road - Diva line.
